The average 30-year mortgage rate in the United States has increased to 7.12%, reaching its highest level in over two years. This increase follows the Federal Reserve's decision to raise the policy interest rate and the rise in oil prices, which have impacted key mortgage indicators.
Details of the Mortgage Rate
According to data released by the Mortgage Bankers Association, the average contract rate for a 30-year fixed mortgage increased by 15 basis points in the week ending September 18, reaching 7.12%. This rate had last experienced its highest level in May 2024.

Loan costs are directly influenced by changes in U.S. Treasury yields, which have reacted to fluctuations in oil prices and broader price pressures. The inflation rate in the United States has remained above the Federal Reserve's 2% target for over five and a half years.
Impacts of Federal Reserve Policies
Federal policymakers raised the benchmark rate by 25 basis points last week, placing it in the range of 3.75% to 4.00%. This change was made to manage consumer prices, which remain at high levels. Additionally, nearly all Federal policymakers have predicted at least one more rate hike by the end of this year.
Traders in financial markets also believe that the Federal Reserve may continue to raise rates. This situation has led to changes in investors' portfolios and a focus on tighter monetary measures before the end of the year.
The recent increase in mortgage rates has led to a decrease in refinancing and home purchase applications. Homebuyers are seeking variable-rate options to manage their initial costs. Meanwhile, higher loan costs have pushed many borrowers towards variable-rate loans.
Currently, variable-rate loan products account for 9.8% of total mortgage applications. This shift is aimed at providing lower initial costs compared to fixed-rate loans, which will be readjusted based on current rates in the coming years.
